BOOKING AND DEPOSIT
Before a booking can be accepted a member of the party must complete and sign the booking form as indicated. The signatory, who must be 25 years or older shall then be deemed as the agent for all persons shown on the form, and will herein be referred to as “the client”.

In order to confirm your booking a reservation deposit of $250.00 will be required.

PAYMENT OF BALANCE
Full payment must be received 6 weeks or more prior to arrival date. Failure to make payment within the specified period will entitle the Owner to cancel the booking and claim the appropriate cancellation charges.

SECURITY DEPOSIT
The $250.00 reservation deposit is used as a security deposit; this will be refunded in full as and when a satisfactory inspection of the property is completed, usually within two weeks of your departure.  Any breakage of material or damage to the property will result in the client forfeiture of the security deposit.  In the event of such forfeiture, the client will be advised in writing.

CANCELLATION OF BOOKING
The Owners reserve the right to cancel a booking if full payment is not received in accordance with these Terms and Conditions.

If the client wishes to cancel the whole or part of the booking once it has been confirmed, the Owner must be informed in writing. The following cancellation charges will apply:

6 weeks or more – Loss of deposit only.

Less than 6 weeks – Loss of total rental charge. 

ARRIVAL AND DEPARTURE
Clementine Trail will be available to the client after 4:00pm on the date of arrival.  Please plan to arrive on or after that time.
Clementine Trail must be vacated by 10:30am on date of departure.

OCCUPANCY
Clementine Trail is licensed for a maximum occupancy of 8 persons, including children and babies. Only those persons counted on the Booking Form are permitted residency of the home for all or part of the rental period. Any persons occupying the home overnight and not counted on the booking form will be requested to leave the premises by the Management Company.

Pets and animals are expressly forbidden from Clementine Trail.

Smoking is expressly forbidden inside Clementine Trail. 

An adult must accompany persons under the age of 18 within, on, or about Clementine Trail at all times.

INSURANCE
It is the client’s responsibility to take out appropriate insurance to cover all aspects of the rental period and to assure passports, visas and other documents are in order.  Guests are advised to have appropriate travel/medical insurance in force for both the period of rental and their entire holiday. All matters arising with regard to loss or injury should be directed to the respective insurance company.

SPECIAL CONDITIONS
The Owners accept no responsibility if cancellation becomes necessary, due to war or threat of war, riot, terrorist act, fire, flood, hurricanes or any other natural disaster, industrial disputes, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the Owner’s control.

SWIMMING POOL AND SPA
Clementine Trail has a private swimming pool and spa. The Owners do not accept any liability for any injury however caused as a result of the use of the pool and/or spa. The client is specifically requested not to allow unsupervised children to use the pool or spa.  Local laws apply.

POOL HEAT
The use of pool heating cannot guarantee the actual temperature of the water in the pool. This is dependant upon many factors, including the outside temperature, general weather conditions, and number of people using pool.

PERSONAL SAFETY
The Owners cannot accept any liability for your personal safety during your stay at Clementine Trail. Guests are reminded to exercise care as to the personal safety of themselves and all party members. Whenever possible valuables should be left secure and out of sight.

INSECTS
Florida is a tropical state and as such insects and small creatures are a fact of life. Their potential presence around the property is no reflection on the cleanliness of the property.  Clementine Trail is treated regularly as part of a comprehensive interior and exterior pest and termite control program. The Owners advise you to keep all windows and external doors closed whenever possible; not only will this help to keep insects from getting inside the property, it will also enable the air conditioning unit to function more efficiently.

PROBLEMS OR COMPLAINTS
In the unlikely event that you experience a problem with Clementine Trail, please contact the local Management Company who will do their best to assist and rectify the matter as soon as is practically possible. Should a problem remain unresolved the Owners must be notified immediately via e-mail or telephone.
